GENERAL TERMS AND CONDITIONS BED & BREAKFAST De Olde Signorie


Bed & Breakfast “De Olde Signorie” applies the following general terms and conditions. These are in force from the moment of reservation until the stay in our B&B.




  1. General
    • These General Terms and Conditions apply to all users of Bed & Breakfast “De Olde Signorie”, Ossekop 13 – 8911 LE Leeuwarden.
    • By entering into a rental agreement, these General Terms and Conditions come into force.
    • Upon request, a copy of these General Terms and Conditions will be provided to users free of charge.
    • Tenants must have a fixed residence or place of stay.
    • The owner is not liable for damage, loss or theft of the users' property. In case of disputes, all (legal) costs are borne by the users.
    • All risks associated with staying at Bed & Breakfast “De Olde Signorie” are borne by the users.
    • Items should be handled with care, and the room should be left clean and tidy.
    • Damages and losses of movable and immovable property of the owner must be immediately reported and compensated by the users to the owner.
    • If it is found after check-out that items have been damaged and this has not been reported to the owner, the repair and/or replacement costs will still be billed.
    • Guests should follow the instructions of the owner.
    • The owner can deny or refuse access to Bed & Breakfast “De Olde Signorie” to guests who violate these General Terms and Conditions or engage in inappropriate behavior, with immediate effect and without further notice or explanation, and without refunding accommodation costs.
    • The owner's administration is decisive in case of differing opinions unless the users can prove the contrary.
    • Guests of Bed & Breakfast “De Olde Signorie” should adhere to the following House Rules.
    • Bed & Breakfast ‘De Olde Signorie’ is described on various websites. While these websites are compiled with great care, there may be differences between the tests and/or photos presented on the website and the actual situation at Bed & Breakfast De Olde Signorie at the time of the guests' visit. Guests cannot derive any rights from such differences.
    • B&B De Olde Signorie is registered with the Chamber of Commerce under number 83096353.




  2. Reservation and Confirmation
    • No additional fees are charged for reserving a stay at Bed & Breakfast “De Olde Signorie”.
    • The rental agreement can be made orally, by telephone, in writing, by e-mail or via various booking sites.
    • Upon receipt of your reservation request, Bed & Breakfast “De Olde Signorie” will send a confirmation (if availability allows) and invoice, and the reservation becomes final upon receipt of payment.
    • Payment should be made within 5 working days after the invoice date. • Our reservation confirmations refer to these General Terms and Conditions.




  3. Payment by Individuals
    • The accommodation costs at Bed & Breakfast “De Olde Signorie” must be paid in advance. It is not possible to pay these at the end of the stay.
    • The owner can deviate from these conditions in consultation with the user.
    • Full payment must be made in advance when making a reservation.
    • You can find our rates on our website, among other places.
    • The rates include gas, water, electricity and heating. The rates are inclusive of VAT and tourist tax.
    • B&B rates are always without obligation and subject to change.
    • All information on the websites where the B&B is offered is deemed to have been provided in good faith and is always subject to interim adjustments. The B&B is not bound by any obvious errors on its website.




  4. Payment by Businesses
    • The accommodation costs at B&B “De Olde Signorie” must be paid in advance. Payment by invoice is possible upon consultation. These invoices must be paid within 5 days. For business stays, we are required to charge 9% VAT. As a business guest, we will always provide you with an invoice.




  5. Cancellation and No Show (non-arrival without cancellation)
    • If you are unable to fulfill the rental agreement for unforeseen circumstances, you should inform us as soon as possible so that we can offer the resulting availability to third parties.
    • In case of cancellation or no show, the contractor must pay compensation to the owner.
    • This compensation consists of:




  6. Cancelling up to 48 hours before the arrival date is free of charge. For example: arriving on Friday, cancelling by Tuesday is free.




  7. Cancelling within 48 hours before the arrival date results in a 100% charge of the amount as compensation.




  8. In case of cancellation or no show on the day itself, 100% of the amount is due.
    • The amount owed under points 2 and 3 should be transferred to bank account number: NL77RABO0367626632 in the name of B&B De Olde Signorie. If necessary, you will receive an invoice for this. This must be paid within 14 days.
    • If a deposit has been paid by the contractor, this will be proportionally refunded by the owner according to the above.




  9. B&B Key
    • As a guest, you will receive a room key upon arrival at the B&B. This must be returned when you leave. As a guest, you are responsible for properly locking the access door to your room and the access door to the B&B.
    • Losing the room key incurs costs of €25, which will be paid by the contractor in cash or by invoice upon check-out.
    • If a room key is not returned at check-out, the main guest is obliged to send the keys registered mail to the B&B owner within 2 working days.




  10. HOUSE RULES




Arrival and Departure
• On the day of arrival, you can use your accommodation from 3:00 p.m.
• On the day of departure, the accommodation should be vacant by 11:00 a.m.
• Only in consultation can deviations from the above times be made.
• No refund will be given in case of early departure.


Breakfast
• When the weather is nice, there is the possibility to have breakfast on the terrace.
• Breakfast is served between 8:00 and 9:00 a.m. by agreement. Since The Bakery Leeuwarden provides your breakfast, you must indicate the number of people for whom you wish to receive breakfast during your stay when making the reservation.


Your Stay
• Noise disturbance, especially between 10:00 p.m. and 7:00 a.m., should be avoided.
• Use of the accommodation by third parties is not permitted.
• Visitors are not allowed to stay overnight in the Bed & Breakfast without the permission of the manager and without additional payment.
• A maximum of one vehicle per reserved room can be parked on the parking spaces on the B&B's own grounds. Parking is entirely at your own risk.
• You can rent bicycles from us for a fee.
• Waste should be placed in the trash bin.
• Immediately report the presence of suspicious persons to the owner.
• Pets are not allowed in Bed & Breakfast “De Olde Signorie”.
• Smoking is not allowed in Bed & Breakfast “De Olde Signorie”.
• Groups of young people and stag/hen parties are not allowed.
• Misuse of fire/firefighting equipment or tampering with the smoke detector is prohibited.


Complaints
• The guest always has the right to submit their grievances by means of a complaint to the B&B. The B&B should handle a complaint properly and promptly, so that it is dealt with in accordance with standards of reasonableness and fairness.




  1. Force Majeure
    • In case of force majeure, both permanent and temporary, the B&B has the right to wholly or partially terminate or suspend the agreement temporarily without the guest being able to claim performance and/or compensation for damage. Force majeure includes, but is not limited to: danger of war, war, civil unrest, riot, strike, boycott, disruptions in the energy circuit, traffic or transport, government measures, scarcity of raw materials, natural disasters, and all other circumstances, extraordinary weather conditions, death of one of the owners or close family members, etc., under which full or partial performance of the agreement cannot reasonably be expected from the B&B.




  2. Liability
    • Bed & Breakfast “De Olde Signorie” cannot be held liable by the guest or third parties for any damage suffered as a result of staying in the accommodation; the guest indemnifies Bed & Breakfast “De Olde Signorie” against any claims in this regard. Bed & Breakfast “De Olde Signorie” is not liable for disruptions inside and around the accommodation such as power cuts, water supply failures, technical installations, unannounced construction or roadworks in the vicinity of the B&B.
    • Bed & Breakfast “De Olde Signorie” can only be held liable for damage caused by its gross negligence or failure to act.
    • Notwithstanding the above points, the liability of Bed & Breakfast “De Olde Signorie”, if and insofar as the B&B is held legally liable in respect of the user agreement, is always limited to direct damage, and any form of consequential damage is excluded. The liability of the B&B is further limited to the maximum amount that its insurer will pay out in the event of a claim.
    • Bed & Breakfast “De Olde Signorie” does not accept liability for personal injury or damage, loss or theft of users' property.
