GENERAL TERMS AND CONDITIONS THE OLDE SIGNORIE

1. GENERAL
1.1 These general terms and conditions apply to reservations and stays at De Olde Signorie, located at Ossekop 13, 8911 LE Leeuwarden, registered with the Chamber of Commerce under number 83096353.
1.2 The Olde Signorie is a small-scale bed and breakfast in a historic residence dating back to 1710. The owners live in the building themselves and offer a number of independent salons for short-term stays.
1.3 By making a reservation, you agree to these general terms and conditions and the associated house rules, provided they are made available to you before completing the reservation.
1.4 The general terms and conditions and house rules are available on our website and are provided free of charge upon request.
1.5 Dutch law applies to the agreement. Compulsory consumer rights always remain in effect.
2. RESERVATIONS
2.1 Reservations can be made directly through our website or via an external booking platform.
2.2 A direct reservation is final as soon as it is confirmed by our booking system.
2.3 When making a reservation through an external booking platform, the reservation and cancellation terms agreed upon on that platform apply. For other matters, these general terms and conditions apply, insofar as they do not conflict with the agreements made at the time of reservation.
2.4 The reservation is valid only for the specified number of registered guests. The Olde Signorie is designed for adult guests. Visits from non-registered persons are not allowed.
2.5 Obvious errors in prices or availability, which a guest could reasonably have understood to be incorrect, do not bind De Olde Signorie.
2.6 We make every effort to keep the information and images on our website up-to-date. Minor differences in furnishings or amenities may occur, as long as the essential characteristics of the reserved accommodation remain unchanged.
3. PRICES AND PAYMENT
3.1 The price of your stay will be displayed and confirmed during the booking process and will be shown on the booking confirmation.
3.2 The prices shown are inclusive of the applicable VAT, unless expressly stated otherwise. Any separately payable tourist tax will be communicated before finalizing the reservation.
3.3 When making a direct online reservation, the full reservation amount is paid immediately.
3.4 For business reservations, we can offer payment by invoice upon consultation. The payment term is 14 days from the invoice date, unless otherwise agreed in writing.
3.5 Any additional costs, such as tourist tax or the use of the electric charging facility, will be stated separately and charged when not included in the reservation price.
3.6 If a payment that is due is not made, we will contact you to arrange payment. Any collection costs will only be charged to the extent permitted by law and after the legal conditions have been met.
3.7 The Old Signory does not accept cash payments. All payments are processed exclusively digitally, for example via our online payment environment, a payment request, or a bank transfer.
4. CANCELLATION BY THE GUEST
4.1 For direct bookings at De Olde Signorie, the following cancellation policy applies:
Cancellation is free of charge until 11:59 PM, two calendar days before the arrival date.
b. In case of cancellation from 00:00 on the calendar day before arrival, 100% of the agreed accommodation costs are due.
c. In case of non-appearance without cancellation (no show), 100% of the agreed accommodation costs are also due.
4.2 An example: when arriving on Friday, you can cancel free of charge until Wednesday 23:59. From Thursday 00:00, the full stay costs are due.
4.3 A cancellation must be communicated to us via the original booking channel or in writing directly. The time at which the cancellation reaches us or the relevant booking platform is decisive.
4.4 In case of a timely free cancellation, we will refund the amount already received via the original payment method, usually within 14 days.
4.5 For reservations made via external booking platforms, the cancellation conditions agreed upon at the time of the reservation apply.
4.6 In case of early departure, there is no automatic right to a refund for unused nights. Any statutory rights remain applicable.
4.7 For agreements concerning accommodation for a specific date or period, there is in principle no legal right of withdrawal of 14 days. Of course, the agreed cancellation policy still applies.
5. CANCELLATION BY THE OLDE SIGNORIE
5.1 In exceptional circumstances, it may happen that we are unable to fulfill a confirmed reservation, for example, when a salon unexpectedly becomes unusable.
5.2 In that case, we will inform you as soon as possible and refund in full all amounts received for the cancelled stay.
5.3 We are not obliged to provide alternative accommodation.
5.4 Any claim for additional compensation will be assessed in accordance with the applicable legal rules. Refunds do not affect statutory claims.
6. ARRIVAL AND DEPARTURE
6.1 Check-in is possible from 3:00 PM on the day of arrival. Thanks to our self-service access, you can arrive at any time from then onwards.
6.2 Check-out is no later than 11:00 a.m. on the day of departure. These times cannot be deviated from.
6.3 Upon departure, you will leave the room key and the corresponding access tag behind according to the instructions in our house rules.
6.4 Leaving luggage before check-in or after check-out is only possible by prior arrangement.
7. USE OF THE ACCOMMODATION
7.1 The reserved salon is intended exclusively for temporary recreational or business stays and not for permanent residence.
7.2 Guests use the property, the salon, the inventory, and the shared facilities carefully and in accordance with the house rules.
7.3 The Olde Signorie is a historic building with residents. We expect guests to be considerate of other residents and the character of the house.
7.4 The garden and the parts of the building marked as private are not accessible to guests.
7.5 During the stay, no standard interim cleaning or change of bed linen and towels takes place. For longer stays, additional arrangements can be made.
7.6 The facilities and any limitations thereof are described on our website and in the house rules.
8. KEYS AND ACCESS
8.1 Guests will receive the necessary access means for the duration of their stay and are responsible for their careful use.
8.2 In the event of loss or damage to a key or access tag, the actual, reasonable, and demonstrable replacement costs may be charged, insofar as they are attributable to the guest.
8.3 Guests must not transfer keys and means of access to third parties.
8.4 Upon departure, the provided access means must be left according to the check-out instructions.
9. GUEST DAMAGE AND LIABILITY
9.1 Guests are liable for any damage they cause, insofar as that damage can be attributed to them according to the law.
9.2 If any damage occurs to the property, inventory, or amenities, we ask that you report it as soon as possible.
9.3 Normal wear and tear resulting from careful use will not be charged to the guest as damage.
9.4 In case of damage, reasonable repair costs or, if repair is not possible, reasonable replacement costs may be charged. Account will be taken of the condition and age of the damaged item.
9.5 Damage that is discovered after departure can still be reported and charged later if it is sufficiently established that the guest is responsible for it.
10. LIABILITY OF THE OLDE SIGNORIE
10.1 We do our best to provide a safe, well-maintained, and comfortable stay.
10.2 The Olde Signorie is liable for damage to the extent that it can be attributed to us according to the law.
10.3 We are not liable for loss, theft or damage to guests' personal belongings. Each salon has its own safe for valuables. Use of this is recommended.
10.4 In the event of disruptions to facilities, interruptions to utilities or construction work in the surrounding area, any liability depends on the cause, the circumstances and the applicable legal rules.
10.5 Nothing in these terms and conditions excludes liability that may not be excluded or limited by law.
11. FORCE MAJEURE
11.1 Force majeure exists when The Old Signory, due to circumstances beyond our control, cannot fulfill the agreement in whole or in part.
11.2 This may include, depending on the circumstances, for example, serious disasters, natural catastrophes, long-term failure of essential services or government measures.
11.3 If the stay cannot take place due to force majeure, we will inform you as soon as possible and refund the amounts related to the unprovided stay.
11.4 Any additional rights and obligations shall be assessed in accordance with the applicable legal rules.
12. COMPLAINTS
12.1 If something is not to your liking, please let us know as soon as possible during your stay, preferably via WhatsApp.
12.2 We would like to have the opportunity to assess the problem and resolve it if possible.
12.3 Complaints are handled carefully and within a reasonable time.
12.4 Failure to report a complaint immediately does not automatically mean that legal rights are forfeited.
13. OBSERVANCE OF HOUSE RULES
13.1 The house rules of De Olde Signorie are part of the accommodation agreement, provided that they have been made available to the guest in the proper manner.
13.2 In case of a violation of the house rules, we may approach the guest and request that they adjust their behavior.
13.3 In the event of serious or repeated violations, we may, after a warning and to the extent permitted by law, terminate the residence agreement.
13.4 In case of an immediate threat to the safety of persons or the property, we may take appropriate measures without prior warning.
13.5 The financial consequences of any termination shall be determined on the basis of the circumstances, the agreement, and the applicable legal rules.
14. PERSONAL DATA
14.1 We process personal data for handling reservations, providing accommodation, financial administration, and maintaining contact.
14.2 We handle this data carefully and process it in accordance with applicable privacy legislation.

15. APPLICABLE LAW AND DISPUTES
15.1 Dutch law applies to agreements with De Olde Signorie, subject to any mandatory protection that consumers may enjoy under applicable international rules.
15.2 In the event of a dispute, we first try to reach a reasonable solution together.
15.3 If this fails, the dispute can be brought before the competent court according to the law.
