GENERAL TERMS AND CONDITIONS BED & BREAKFAST De Olde Signorie

Bed & Breakfast “De Olde Signorie” applies the following general terms and conditions. These are in effect from the moment of reservation up to and including the stay in our B&B.

  1. General • General Terms and Conditions apply to all users of Bed & Breakfast "De Olde Signorie", Ossekop 13 – 8911 LE Leeuwarden. • When entering into a rental agreement, these General Terms and Conditions come into effect. • A copy of these Terms and Conditions will be provided to users free of charge upon request. • Tenants must have a permanent place of residence or residence. • The owner is not liable for damage, loss or theft of users' property. In case of disputes, all (legal) costs are for the account of the users. • All risks related to a stay in Bed & Breakfast “De Olde Signorie” are for the account of the users. • The items must be handled with care, the room must therefore be left tidy and decent. • Damage and loss of movable and immovable property of the owner must be reported immediately by the users and reimbursed to the owner. • If after check-out it turns out that things have been left broken and this has not been reported to the owner, then the invoice for the repair and/or replacement costs will follow. • Guests must follow the owner's instructions. • The owner can deny and/or refuse guests access to Bed & Breakfast “De Olde Signorie” in the event of violation of these General Terms and Conditions and in the event of inappropriate behaviour, without further notice and reasons and without refund of accommodation costs. • The owner's administration is decisive in the event of a mutual disagreement, unless the users can prove otherwise. • Guests of Bed & Breakfast “De Olde Signorie” must adhere to the House Rules below. • Bed & Breakfast 'De Olde Signorie'' is described on various websites. These websites have been compiled with the greatest care, but may differ between the test and/or photos presented on the website and the current situation at Bed & Breakfast De Olde Signorie at the time of the visit by our guests. No rights can be derived by the guests from such differences. • B&B De Olde Signorie is registered with the Chamber of Commerce under number 83096353

  2. Reservation and confirmation • No extra costs will be charged for booking a stay in Bed & Breakfast “De Olde Signorie”. • The rental agreement can be entered into orally, by telephone, in writing, by e-mail or via various booking sites. • After receipt of your reservation request, Bed & Breakfast “De Olde Signorie” will send a confirmation (if space is available) and invoice and the reservation is final after receipt of payment. • Please pay within 5 working days of the invoice date. • Our reservation confirmations refer to these General Terms and Conditions.

  3. Payment by private individuals • The accommodation costs in Bed & Breakfast “De Olde Signorie” must be paid in advance. It is not possible to pay this at the end of the stay. • The owner may deviate from these terms and conditions in consultation with the user. • When making a reservation, full payment must be made in advance. • The rates can be found on our website, among other things. • The rates include gas, water, electricity and heating. The rates include VAT and tourist tax • Rates of the B&B are always without obligation and are subject to interim changes. • All entries on the entries on the websites where the B&B is offered are deemed to have been provided in good faith and are always subject to interim adjustments. The B&B is not bound by obvious errors on its website.

  4. Business payment • The accommodation costs in B&B “De Olde Signorie” must be paid in advance. In consultation it is possible to pay by invoice. These invoices must be paid within 5 days. For business accommodation costs we are forced to charge 9% VAT. As a business guest we always provide you with an invoice.

  5. Cancellation and no show (not coming without cancellation) • If you are unexpectedly unable to comply with the rental agreement entered into, you must report this to us as soon as possible so that we can still offer the released date to third parties. • In the event of cancellation and no show, the contractor pays a fee to the owner. • This compensation consists of:

  6. Cancellation is free of charge up to 48 hours prior to the date of arrival. For example: arrival Friday, cancellation is free of charge until Tuesday.

  7. In case of cancellation within 48 hours before the date of arrival, 100% of the amount is due before the arrival date.

  8. In case of cancellation and no show on the day itself, 100% of the amount is due. • The amount due at points 2 and 3 must be transferred to the bank account number: xxxx in the name of B&B De Olde Signorie. If necessary, you will receive an invoice for this. You must pay this within 14 days. • When an advance has been paid by the contractor, it will be refunded by the owner in proportion to the above.

  9. B&B key • As a guest you will receive a room key from the B&B on arrival. You hand this in again on departure. As a guest, you are responsible for properly locking the entrance door of your room and the entrance door of the B&B. • Loss of the room key is at the expense of the contractor (€ 25,-) and will be paid in cash or afterwards by invoice upon check-out. be paid by the contractor. • If a room key is not handed in when checking out, the main guest is obliged to send the keys to the B&B owner by registered post within 2 working days.

  10. HOUSEHOLD RULES

Arrival and departure • On the day of arrival you can use your stay from 3 pm. • On the day of departure, the accommodation must be vacated by 11.00 am. • It is only possible to deviate from the above times in consultation. • No refund will be made in the event of early departure.

Breakfast • In good weather it is possible to have breakfast on the terrace. • Breakfast is served in consultation between 08:00 and 09:00. Because The Bakery Leeuwarden provides breakfast for you, you must specify when making the reservation for how many people you want to receive breakfast during your stay.

Your stay • Noise nuisance, especially between 10 p.m. and 7 a.m., must be prevented. • Use by third parties of the accommodation is not allowed. • Visitors are not allowed to stay overnight in the Bed & Breakfast without the permission of the manager and without additional payment. • A maximum of one vehicle per reserved room can be parked in the parking spaces on the Bed & Breakfast's own grounds. Parking is entirely at your own risk. • You can rent bicycles from us for a fee. • Waste must be deposited in the rubbish bin. • Immediately report the presence of suspicious persons to the owner. • Pets are not allowed in Bed & Breakfast “De Olde Signorie”. • Smoking in Bed & Breakfast “De Olde Signorie” is not allowed. • Groups of young people as well as bachelor parties are not allowed • The misuse of fire/extinguishing agents or disabling the smoke detector is not allowed

Complaints • The guest is always entitled to submit his grievances to the B&B by means of a complaint. The B&B must always handle a complaint adequately and expeditiously, so that the complaint is treated according to standards of reasonableness and fairness.

  1. Force majeure • In the event of force majeure, both permanent and temporary, the B&B is entitled to dissolve or temporarily suspend the agreement in whole or in part, without the guest being able to claim fulfillment and/or compensation. Force majeure includes, but is not limited to: danger of war, war, insurrection, war, strikes, boycotts, disruptions in the energy circuit, traffic or transport, government measures, scarcity of raw materials, natural disasters and furthermore, all circumstances, extraordinary weather conditions , death of one of owners or close relatives, etc., under which full or partial fulfillment of the agreement cannot be demanded of the B&B in reasonableness and fairness.

  2. Liability • Bed & Breakfast “De Olde Signorie” cannot be held liable by the guest or third parties as a result of damage suffered during the stay in the accommodation; the guest indemnifies the Bed & Breakfast “De Olde Signorie” against claims in this regard. Bed & Breakfast "De Olde Signorie" is not liable for malfunctions in and around the accommodation, such as malfunctions and failure of electricity and water supplies and technical installations, construction and/or road works in the vicinity of the B&B that have not been announced or are untimely announced. • Bed & Breakfast “De Olde Signorie” can only be held liable for damage that is due to the gross negligence or negligence of the B&B. • Without prejudice to the above points, the liability of Bed & Breakfast “De Olde Signorie”, if and insofar as the B&B is held legally liable for any reason with regard to the user agreement, is always limited to direct damage and any form of consequential damage is excluded. The liability of the B&B is also always limited to the maximum amount that the insurer of the B&B will pay out in the appropriate case. • Bed & Breakfast “De Olde Signorie” accepts no liability for injury to persons and/or damage, loss or theft of property of the users.
